As an owner-manager for decades, these owners felt like they were in over their head with the thoughts of getting their fourplex ready for sale. After meeting with Matthew about the process, they handed over keys so MVP could take over the management of the complex.

We needed tenants to have proper leases, proper documentation on condition for each of their units, with all minimum standards (such as working CO and Smoke Detectors), and good records for the rents collected vs expenses paid out for financials.

When one unit vacated (their choice – we didn’t ask anyone leave), it was a great opportunity to renovate it and keep it vacant during the sale as an example to show prospective buyers.

There was quite a bit of deferred maintenance. With the help of our team, the total renovation cost roughly $50k. We prepared the remaining tenants as we hit the market and SOLD the complex for top dollar!
