Home sales may have slowed down since the peak market days of the Pandemic, but they are still far from slow. Before COVID occurred, houses would sit on the market for a little over 56 days according to data from Realtor.com. We currently sit at 50 days on market, between then and now it was 40 days. This data was found by looking at market stats of the Median Days on the market in April from four years before the Pandemic, four years during the Pandemic, and then April 2025.
Estimations aside, some houses sell quicker than the current projection of 50 days and others sell slower. It’s important to acknowledge this and understand why that may be:
- Price It Right
Overpricing can seem like a minor decision when listing your home, but it can have a heavy impact on how quickly you sell. This turns buyers away towards the rest of the market which will only solidify their belief that your home is being priced well over its value.
- Focus on the First Impression
Presentation helps prospective homeowners imagine themselves in your home. The minor details count, such as basic landscaping, paint touch ups, and decluttering. Minimal time and minimal money being invested into this can help it move on the market.
- Marketing/Photos
Having professional photos taken of your home is the first step towards getting buyers to tour. Many will feel uneasy about a listing if they can’t see what they’re in for before scheduling time out of their day to visit.
- Location
While not adjustable, make sure you are highlighting the best parts of living in your home. That can be proximity to schools, grocery stores, or entertainment.
Strategizing the sale of your home is the best way to preserve equity and shorten the process. On the bright side, if the sale does take 10 more days than it used to, that’s 10 more days to find your next home if you are relocating and deciding to purchase again.
