OCTOBER IS THE BEST MONTH TO BUY (Statistically)

Though it varies by U.S. Region, according to data compiled by our National Association of Realtors and charted below by our friends at Keeping Current Matters, the best week to buy is statistically Sept 27 - Oct 3. Here in the Pacific Northwest, our best MONTH to buy is October.

What makes October the best time to buy?

More choices. Inventory, especially those homes that didn’t sell in the summer season, have piled up. This will be the highest inventory we will see for the remainder of 2026.

Better pricing. Sellers who are intent on selling before the weather turns and the holidays are upon us must be aggressive in their pricing to make something happen before the opportunity passes.

Less buyers. Many buyers let up on the gas this time of year – perhaps focusing on the kids’ school activities or preparing for the holidays. Buyers intent on getting a deal will find themselves in less competition.

Here in Thurston County there are 31.8% more homes for sale compared to this time in 2025 and 88.4% more than at the start of 2026.

According to Realtor.com, Buyers may save roughly $14,000 compared with the summer price peak. That’s about $100 less in a buyer’s monthly mortgage payment!
