Many people believe spring and summer are the best times of year to sell their Olympia, Lacey, or Tumwater homes. And though it's true there is no more beautiful place to be from May through October than Western Washington, there are a few advantages to selling your Thurston County property in the first few months of the year. We call it the sweet spot.
Less Upkeep
Once you have done your final autumn landscape cleanup, sprinkled some moss treatment onto your roof and walkways, and your grass and bushes have gone into hibernation mode, there's no mowing or weeding to be done. Folks here in the Pacific Northwest are not expecting blooming flowers along pathways and planter boxes. It is what it is, and that's okay because it's the same for competing homes. Just keep it clean!
Less Competition
And speaking of competition, there's less of it! Because so many people have this belief that they should wait until spring to sell, they procrastinate, sometimes to the point of coming to market too late in the year and running into the late summer lull. Check out this graph created from stats collected every year by our National Association of Realtors.
While we are seeing a bit more inventory in the market lately, it's still lower than normal. And, it's even lower January through April. Note that this graph shows Months' Supply. So it isn't low inventory that sits on the market. It moves! That's because lower inventory equals less options for buyers who are serious. They wouldn't be braving the winter weather (it's actually quite mild here in the Puget Sound area) if they weren't.
Buy in the Spring and Summer
Selling your home in the first few months of the year will put money in your pocket just in time to go shopping for your next home in spring and summer when your options should double or triple!
