A LIVE LOOK AT THE MARKET

February's Look*

Locally we are seeing some interesting changes to the market. The median sale price has dipped by 1.04% the past 3 months, but is 9.5% higher than a year ago in Thurston County. Homes are taking longer to sell (49 Days on average compared to 16 Days in February 2022), allowing Buyers to have more time to think before making offers.

Homeowners seem to be staying put at the moment, allowing for Sellers to have an advantage as well. With this low inventory, we'd expect to see homes flying off the shelf; but the average days on market are telling a different story. This could be in part due to homes not being priced right from the get go. Here at MVP Realty Group, our listings are taking a third of the time of others to sell. If you're looking to make a move, give us a call to make sure your home will sell when you want it to.

We are keeping our fingers on the pulse of the market so we can continue to have the best strategy to market your home and help you purchase your next. We can get you lower fixed interest rates for the first 5 - 10 years in your new home, saving you hundreds in your payment! Let us connect you with an expert today; call or text 360-915-9123.

An Interactive Look

This is a live look at today's market in Thurston County over the last 12 months. Roll your mouse over the graphs to interact. We can see the median sales price climbed steeply and is now slowing down, normalizing from the craziness of Spring 2022. The days a house is on the market (DOM) is on the rise. There's no denying now the market is shifting. We'd love to talk more with you on what a changing market means and why it can actually be a good thing. Give us a call, text or email and we'd be happy to start that conversation.
